Each of the apartments shall be occupied only by an owner, his servants and guests, or his lessee, as a residence and for no other purpose. The use of each apartment is hereby limited to permanent residents, at least one of whom shall be fifty-five (55) years of age or older, and no persons shall be permitted to reside in an apartment who is under the age of eighteen (18) years. No apartment may be divided or subdivided into a smaller unit nor any part thereof sold or otherwise transferred without amendment of this Declaration permitting such change. The above stated limitations and restrictions shall apply equally to lessees occupying the apartment pursuant to Paragraph 10.5 of the Declaration of Condominium. See Declaration of Condominium, record 1869, amendment to page 14, paragraph 10.1.
The owners of an aparment shall be entitled to cast one vote. See By-Laws, record 1869, page 1509, Article 2.5(a).
Each unit is entitled to the use of one parking space, but no unit is entitled to the exclusive use of a parking space. The Board of Directors may at their discretion, upon written application by an owner, or lessee, authorize the use of a second parking space on a basis of need and availability of unutilized spaces. Guest spaces are always available. Spaces otherwise assigned to units become available when units to which the spaces are assigned are shuttered, or owners/lessees are not in residence. No second parking space shall be assigned for storage. Obvious commercial vehicles and recreational vehicles may not be parked overnight. Non-licenses or non-unregistered vehicles are are subject to removal at the owner’s expense. See Declaration of Condominium Amendment 4.2(d).
Leisureville Lake Unit J Pet Policy
No unit owner or tenant may harbor more than two pets. See Declaration of Condominium Amendment - 10.1(a)
Owners shall keep their pets leashed when outside of their units.
Unleashed pets shall be deemed a nuisance as well as health hazard.
PLEASE be a good neighbor and always be aware of your pets and how they affect your neighbors and the community as a whole. Stay out of gardens, back yards and flower bed areas.
PLEASE pick up and dispose of your pets waste to keep the community clean.
PLEASE for your safety and your pet’s safety wear reflectors on your clothing and/or have your pet wear a reflector collar to be seen by motorists when walking at night.
In consideration for the lawns and gardens of other homeowners, please clean up any droppings left by your pets, including within your own property. All pets must be kept on handheld leashes (not exceeding 8ft in length) when outside of a home or unit and not on private property. Cleaning up after your pet and keeping your pets on a leash is a County and City Ordinance. There are stations at each clubhouse for your convenience.

ANIMALS RUNNING LOOSE
It is unlawful for dogs to run loose within the county. Dogs must be restrained by a leash when off the owner's property. To report animals running loose please call 561-233-1200 ext. 0 or file a report online at pbcgov.com and file a report online.
ANIMALS NUISANCE
The owner of an animal that is a nuisance may be in violation of county law. The county Animal Care & Control Division investigates alleged violations when at least two notarized affidavits are received from neighbors residing at different addresses. Pet owners are responsible for removing waste deposited by their animals in public areas or on the private property of others. To report animal nuisance, please call 561-233-1213.
Feeding wild ducks and other wildlife is prohibited and a violation against city ordinances.
Many people enjoy feeding waterfowl, but the effects of this seemingly generous act can be harmful. If you care about waterfowl, please stop feeding them… allow them to return to their natural habits.
Do not feed ANY wild ducks or animals in our community! Feeding animals by hand can have negative effects. If people hand feed or throw food to animals, they may lose their fear of people. It is important for animals to keep their natural fear of people and keep their distance for their safety and our safety. We also do not want animals to lose their foraging instincts and abilities, which can happen if they are fed by people. In addition, most of the food that we would be tempted to give wild animals (bread, chips, etc.) is not good for them! There is plenty of natural food in the environment for them to find, and their natural diet will keep them healthy, but "people food" will not.
Muscovy Ducks can transmit diseases to or interbreed with Florida’s native waterfowl. Furthermore, Muscovy duck populations can increase quickly, which can lead to conflicts between neighbors, excessive nutrient loading in small ponds, and messy sidewalks and driveways.
